Not all damp is rising damp. Getting the diagnosis right is what decides whether a repair lasts or reappears in two winters.
Rising damp
Moisture drawn up through masonry where there is no damp proof course, or where the original slate or bitumen course has failed or been bridged. Recognisable by a tide mark up to around a metre, salt blooming and perished plaster at skirting level.
Our remedy: Bridging removed, ground and render levels corrected, a chemical DPC injected where the course has genuinely failed, then salt-retardant replastering.
Penetrating damp
Water crossing the wall from outside — failed pointing, cracked render, blown bricks, defective flashing, blocked gutters or leaking downpipes. Typically patchy, worse after rain, and often on one elevation only.
Our remedy: The external defect is repaired first: repointing, render patching, flashing and rainwater goods. Internal finishes are only made good once the wall is drying.
Condensation and mould
By far the most common damp we are called to in London flats. Warm moist air meeting cold surfaces — corners, window reveals, behind furniture on external walls — producing black mould rather than a tide mark.
Our remedy: Ventilation upgraded, extraction improved, cold bridging addressed, then mould treated at source rather than painted over.
Below-ground and cellar damp
Basements, cellars and lower-ground rooms taking water through the structure under hydrostatic pressure. Common in Victorian South London housing where cellars have been converted into habitable space.
Our remedy: Cementitious tanking or a cavity drain membrane system with sump and pump where needed, detailed so the finishes are not sitting against a wet wall.
Plumbing and roof leaks
Damp that looks structural but is a leaking waste, heating pipe, shower tray or roof detail. Often misdiagnosed and treated as rising damp at considerable expense.
Our remedy: We trace and fix the leak, allow the fabric to dry, and only then reinstate plaster, decoration and flooring.
Salt-contaminated plaster
Where damp has been present for years, hygroscopic salts sit in the plaster and keep drawing moisture from the air long after the source is gone. Decoration keeps failing for no obvious reason.
Our remedy: Contaminated plaster hacked off to a set height and replaced with a salt-retardant render and skim system.
